The terms for using HMO Checker, purchasing reports and managing your subscription.

01Our service

HMO Checker helps you assess potential HMO properties through property searches, feasibility reports, planning applications, Article 4 and licensing information, local property data and projected financial costs and returns. Education and community features are available where included in your account. Features and data coverage vary by location and plan.

02Subscriptions and trials

The price, billing interval, report allowance and any trial charge or trial duration are shown when you select your plan and before payment. A trial is only free if expressly described as free. Where you agree to a recurring plan, it renews at the price and interval disclosed at checkout until cancelled. Cancel before the next billing date to prevent the next renewal. Unused allowances have no cash value; any rollover is only available where your plan expressly includes it.

03One-time reports

You can buy a single property report for £15.99 without subscribing. Search for a property, then provide your contact details and card payment on the checkout screen. After successful payment and generation, the report is available to view or download and is emailed to the address you supplied. This purchase does not create a recurring subscription. Check the property and your email address carefully before paying.

04Free Article 4 checks

The Article 4 checker provides an initial result for your selected property and emails a copy to the contact address supplied. It is an indicative check against available data, not confirmation from the local planning authority. A free check does not include a paid feasibility report or create a subscription.

05Payment and additional purchases

Payments are processed through Stripe. Subscription fees, one-time reports and any additional checks or credit purchases are charged at the total shown before you confirm payment. Optional purchases require a separate purchase decision. You are responsible for providing accurate billing details and keeping your payment method up to date.

06NO REFUND POLICY

Payments made are non-refundable, except where a refund is required by applicable law. This applies to subscription and renewal fees, paid trials, one-time reports and additional checks or credits. We do not offer discretionary refunds for a change of mind, unused access or allowances, an unsuitable investment result, or cancelling after a payment has been made. Pausing or closing an account does not itself refund previous payments. This policy does not exclude or restrict statutory cancellation rights or remedies for faulty, misdescribed or undelivered digital content or services.

07Consumer cancellation rights

If you buy as a consumer, statutory cancellation rights may apply, including a 14-day cancellation period where applicable. To exercise those rights, email hello@hmochecker.co.uk with your name, purchase details and a clear statement that you wish to cancel. Where digital content is supplied during that period, a loss of the cancellation right requires your prior express consent to immediate supply and acknowledgement of that loss. Merely accepting these terms does not provide that separate consent. Contact us promptly if a report is not delivered or there is a problem with the service so we can investigate and provide any remedy required by law.

08Pausing, cancelling and closing accounts

A confirmed pause stops automatic subscription renewal while retaining your account. Immediate account closure ends access, cancels the subscription and removes account data from the active application. When closure is scheduled, automatic renewal is stopped and account deletion is processed on the scheduled date; paid access may end earlier if the current billing period ends first. We email confirmation to your account address. Cancelling a scheduled closure does not automatically restart billing. Save any reports you need before closure.

09Reports and investment decisions

Reports and projections support initial research and are not legal, planning, tax, financial or investment advice. Third-party records may be incomplete, delayed or unavailable. Planning applications, licensing records and Article 4 coverage can change. Projected costs, rents, yields and returns are estimates, not guarantees. Verify important findings with the relevant local authority and suitably qualified advisers before purchasing a property or carrying out work. The report disclaimer forms part of these terms.

10Acceptable use and availability

Use the platform lawfully and provide information you are entitled to use. Keep account credentials secure. Do not attempt unauthorised access, misuse other users’ data or disrupt the service. You may use purchased reports for your own property research and share them with advisers working for you, but may not resell or commercially redistribute our service or data without permission. Access may be interrupted by maintenance, technical faults or external data-provider outages; contact us if this prevents delivery of a paid service.

11Privacy and account data

We process contact, account, property and payment-related information to provide the service, deliver reports and manage customer enquiries and leads, as explained in our Privacy Policy. Payment card details are handled by our payment provider. Account closure removes data from the active application; a delivery record is temporarily retained to send the closure confirmation. Copies already delivered by email, payment-provider records and backup retention are separate from active account deletion. Contact hello@hmochecker.co.uk about a privacy request.

12Liability and your rights

You remain responsible for your investment decisions and for independently checking the suitability of a property. Nothing in these terms excludes liability that cannot lawfully be excluded, including liability for fraud or death or personal injury caused by negligence, or limits mandatory consumer rights. These terms are governed by the laws of England and Wales, without depriving consumers of mandatory protections or court rights available where they live.

13Changes and contact

We may update these terms and will give appropriate notice of material changes affecting an existing subscription. Changes do not retrospectively remove rights attached to purchases already made.
